Reminder that this is also "hot as blazes in summer and -35 in winter prairie" Montana, rather than "pretty mountains TV show" Montana.

    parent
    30 points Anxious_Review3634

Also doesn’t cool down at night during summer and wind like knife across face during winter…

    parent root
    5 points DudeFilA

Makes me wonder if you throw some sod and grass all over that exterior if it'd help it both look less like an eye sore and also insulate this thing.

    parent root
    8 points azcat225

    💯

  • 190 points HiPointCollector

Just got off the phone; acreage confirmed, RPX airport is useable, and enough land that will can get permits for a car “museum”. 197 sending it.

    parent
    20 points 3pinripper

Haha nice, Gateway 2 electric car boogaloo

    parent root
    7 points Sad_Zone_153

woah, making a Dakar Rally race on this property for ATVs/Quads! Let's go!

    parent root
  • 121 points Corey307

The real question is how well insulated it is because it gets damn cold in Montana and you could easily get cut off for weeks by a blizzard.

    parent
    41 points im_a_mighty_pirate

You can tell by the spray foam protruding from the logs

    parent root
    1 points chiaratara

Lol just looked at the pics through the link.

    parent root
    67 points postal_platypus

Didn't have to be that well of insulated with all those HPS lights he was growing cannabis with...

    parent root
    23 points Sonnyjoon91

my dream is to hibernate like a bear in my cozy den

    parent root
  • 225 points RoninSoul

Not to be a dick but it's just a quonset hut with a wood facade and a round wood door on the front.

    parent
    113 points MainWorldliness3015

    It's also 46 acres

    parent root
    78 points BullTerrierTerror

Only 45 more huts to go and I’m Bilbo freaking Baggins.

    parent root
    31 points Anti_shill_cannon

At this point you’re legally required to host second breakfast.

    parent root
    33 points Grouchy_Air_4322

and still somehow has an HOA

    parent root
    23 points MainWorldliness3015

Yeah - it's probably for road maintenance. That's what our fees were when we moved into out subdivision 20 years ago.

    parent root
    10 points djgoodhousekeeping

Yeah it looks like it's on a private road and those don't pay for themselves

    parent root
    4 points HuevitoXD

yeah for 46 acres, not bad at all

    parent root
    16 points artwells

I used to play bass for The Quonset Hobbits.

    parent root
    6 points Sad_Zone_153

I saw the Quonset Hobbits open for the Bilbo bagpipers in 2009.

    parent root
    3 points Treacle_Pendulum

If you bury it, it becomes a hobbit hole though

    parent root
    1 points JoeyJoeJoeSenior

For most of my life I thought they were called Kwanzaa huts.

    parent root
  • 22 points anapoe

That wood stove right on top of the wood flooring with no insulating layer makes me feel much better about my very minimal steel plate.

    parent
  • 18 points zozospencil

    40 acres?! Is that accurate?

    parent
    23 points pikpikcarrotmon

    And a mule

    parent root
    7 points Bootyblastastic

    Are you serious Clark?

    parent root
    6 points AccomplishedFerret70

The mule is for eating when you get snowed in

    parent root
    3 points Sad_Zone_153

i thought he was the lawnmower?

    parent root
  • 15 points badhouseplantbad

Nope that's a quonset hut with a round door.

    parent
  • 28 points Gruselschloss

Cozy. I would not survive the lack of natural light, though, and I'd want to know more about the ventilation, because that's...not a lot of windows.

    parent
    5 points Kynykya4211

That was my first impression as well. Without windows I would have a hard time enjoying myself. I want to see those 40+ acres of nature that I’m buying.

    parent root
  • 10 points Treacle_Pendulum

I bet that quonset hut gets real loud if someone has apnea

    parent
  • 10 points Naddus

That is the least charming hobbit house I have ever seen 😄

    parent
    3 points elementreno89

    This is a sackville-baggins house

    parent root
  • 59 points Sonnyjoon91

literally the only thing stopping me from making an offer is the location

    parent
    36 points DC8008008

    Yes, only the...most important thing.

    parent root
    1 points Bootyblastastic

    Maybe it can be moved

    parent root
    3 points DC8008008

    Lol sure

    parent root
    26 points Admirable-Noise-8210

haha I was thinking the same thing! But here in Portland, that thing would be a lot more pricey. So I guess Montana it is.

    parent root
    2 points floofienewfie

Might work well in Hood River.

    parent root
    25 points HiPointCollector

Sent an offer that will get rejected but I couldn’t help myself. If I can get confirmation on permits for what I want to do with the land, this thing is sold.

    parent root
    3 points Admirable-Noise-8210

    Please keep us updated!

    parent root
    6 points HiPointCollector

Waiting to hear back on permits and potential noise restrictions because I will turn this into a track behind the pines, my buddy submitted ppw and this may be E-signed into fruition by EOY. Def gonna post because this sub hits my impulsive thoughts but this one went straight add to cart.

    parent root
    8 points baz8771

It’s only 50 minutes to Billings. That’s really not bad at all

    parent root
    6 points Sonnyjoon91

But 50mins in the winter is going to suck

    parent root
    6 points Cyphermoon699

And from there, one hour to the mountains at Red Lodge, and then a ride over one of the most beautiful mountain passes in the country, to Yellowstone Park (summer only).

    parent root
    15 points PositiveRent4369

Not bad if you're of an accepted demographic.

    parent root
    3 points NotPromKing

    …… white?

    parent root
  • 7 points NarcanBob

This looks more Fallout than LOtR.

    parent
  • 10 points bothtypesoffirefly

    3000 sf is not “cozy”.

    parent
    21 points Southern-Smoke1835

Cozy is listing-speak for "only three windows that allow natural light" in this case.

    parent root
  • 22 points Periodicallyinnit

Deeply concerned about what appears to be a single door for egress in Montana. I'd be scared shitless about it being blocked by a snowdrift.

    parent
    10 points 3pinripper

    The door opens inward tho

    parent root
    13 points Periodicallyinnit

Not "blocked" where it can't open at all, but blocked from being able to exit. Especially in case of a fire or for fast emergency access. The windows look like they dont open to me. When I was in Alaska EMS used windows as access for blocked doors in snow storms.

I honestly didn't even know people were allowed to build homes with only one possible exit.

    parent root
    6 points 3pinripper

There appears to be a large garage type door on the backside. It’s shown in pic 3 in the actual listing. Also pics 19-23

    parent root
  • 6 points mercurygreen

Okay, I only want the front wall (and door).

    parent
  • 18 points kineticstar

I don't think it's an Amazon or doordash friendly area.

    parent
  • 4 points Prestigious-Row-1629

I was hoping for a bigger larder. I have a lot of cheeses to store.

    parent
  • 32 points pastajewelry

    Huge fire hazard

Update: Why are you downvoting me? There are barely any walls, doors, and windows.

    parent
    20 points rob-cubed

Yeah egress options are awful. They should have at least built in a back door.

And the lack of natural lighting makes it feel kind of claustrophobic. A couple of skylights would've really helped open things up a bit, given that it's not even a full earthship.

    parent root
    14 points pastajewelry

It's definitely not safe, especially with the kitchen right by the entrance. If you have a kitchen fire that spreads, you're cooked.

    parent root
    6 points rob-cubed

    Literally cooked!

    parent root
    4 points -wnr-

It does look like the back wall has a huge garage door so they can at least flee out the back of the house.

    parent root
    2 points pastajewelry

That's good if that's the case! Still, I would prefer more windows and walls. But that's just my preference. Others may not agree.

    parent root
    4 points vladsquirrlchrst

Yes, but everything's made out of wood so it's fine

    parent root
    6 points whiskeyandritalin341

Like most houses that are full of flammable objects and a wood frame?

    parent root
    24 points Corey307

They mean that the lack of walls and doors means if a fire breaks out anywhere in that building when you’re sleeping you’re gonna have a really bad time. You’d be amazed what a simple interior bedroom door can do to improve your survivability in a house fire.

    parent root
    16 points pastajewelry

I understand that part. I just meant the lack of windows, walls, and exits.

    parent root
  • 6 points evildeadmike

Why does it have an HOA?!?! Wtf

    parent
    11 points steamydan

Probably exists just to plow the roads.

    parent root
  • 3 points RealisticPower5859

    I love this so much

    parent
  • 3 points SamediB

    Huh, doesn't feel like 3,000sqf.

    parent
  • 3 points Current-Section-3429

    Does it get cold there?

    parent
  • 3 points CommOnMyFace

Its a barn with dirt piled on top. Its priced just fine.

    parent
  • 3 points KeyGovernment4188

Quonset hut masquerading as a hobbit hole.

    parent
  • 3 points ladylasa

    I kind of love it.

    parent
  • 3 points Low_Organization1411

40.5 acres and still an HOA?!? That’s wild

    parent
  • 4 points Artemus_Hackwell

    Oh…it’s a half-buried Quonset.

At least it’s on 40 acres.

    parent
  • 2 points Victorvnv

Ship it to cali and im buying it!

    parent
  • 2 points horsescowsdogsndirt

    With 40 acres! Holy shit!

    parent
    3 points Sad_Zone_153

buy land! they're not making more of it!

    parent
  • 2 points ItsTriunity

    Yep looks perfect

    parent
  • 2 points tspoon-99

When you live way out there, can you get Amazon prime? Does Amazon just crank all of your prices up to account for the distance?

    parent
  • 2 points RectoPimento

    Taxes $133. I’m speechless.

    parent
  • 2 points GooseNYC

Putting aside the weather is likely colder than the Shire, that could get annoying fast, once the novelty wore off.

    parent
  • 2 points Suspicious-Rich-3212

    I’m in.

    parent
  • 1 points Unlikely_External_36

Fuck off with that HOA fee. I don't need some hairy-toed squirt ragging at me about my clothesline and Vegas-level Christmas display

    parent
  • 1 points jurassic_junkie

    Eww 🤷🏻‍♂️
