Hi anyone get quotes for builds in the past year per square metre/sq foot?

I assume when you get quotes from builders it is to a builders finish so no bathrooms, kitchen etc. basically the exterior and interior walls done. Do you think underfloor heating and heat pump is included in a builders finish?

Many thanks. All the talk I'm getting is that the costs are ferocious at the moment. Pretty confident the costs have tripled since 2015.

  • Prices in NI are crazy. I’m almost finished a garden room project and everything is more expensive than originally thought. Start going for fancy stuff like under floor heating and I would say your price will rise again.

    If you do agree a price with a builder, whatever you do, don’t make any changes once agreed. That will massively impact on price so make sure the spec is right first time.

    Things like glazing are extortionate here. I got quotes from local companies for aluminium bifold doors and windows. They were charging between £8500 and £10k. I ended up getting them made and delivered from across the water for half that and seem to be the same quality.

    Pays to shop around on the big ticket items, although there is more risk and I had to organise my own collection and delivery.

  • Is this general or do you have plans drawn up? Anecdotal, but the auld fella was looking to build on a site he has there and it's a modest enough 3 bed bungalow and he was getting quotes for ~£250k around 18 months ago.

    Have the plans and most of the foundations in. Planning and building control passed. I appreciate the response. Yeah ours is probably larger than that (we got carried away). We have a plans with a builder currently but no price back yet. I'm guessing half a mil honestly for a 252sqm house the way the market is. That's not value for money and no way would I build at that money.

    I have a mate that built but he got his contract locked in I'd say 2021-ish and they'd agreed fees but he ended up spending about 80k above what he budgeted just for the materials increase.

    I'm not sure you're going to see it get any cheaper, because the any new builds I've seen of decent size in the last couple of years are going for funny money

    Yep stupid money currently. Unfortunately a recession is the only thing that will bring it down. That could happen.

  • Totally depends on the type of build and your tastes but you could expect £1.5-2k per Sqm. I'm currently building and managing it myself. If you're willing to self manage you'll save quite a bit

    I am considering it certainly. That's a bit of a mine field.

  • Currently doing a big renovation in NI. I’m numb to costs now after having spent the best part of 300k for a belt and braces job. There’s no avoiding it and it’s only going to get more expensive. That’s how inflation works. Prices go up. The speed they go up is the only thing that changes

    Oh boy. As much as I would like to disagree about the prices, it's likely the truth. Unless we have an economic meltdown.

    I was saying the same thing when I was building in 2019 if only id have done this 5 years before id have saved so much money. You can only do something when your ready.

    Yeah I think it looks like double since pre COVID. Mental. Labourers on £20 an hour. How the times have changed.

    When nurses are on £16 no I don't think labourers should be on £20. Labour costs are hurting the industry.
