When you rent an apartment the apartment is still owned by someone else, but you have the right as a renter to not allow law enforcement in without a warrant. The gym is not a space a resident can keep law enforcement out of (although a resident also would have no obligation to let them in either). The property owner can let law enforcement into such a space without a warrant if they want.
Law enforcement does not need a warrant to enter the public areas of an apartment building. And for any area that requires key card access, anyone with a key card can legally let them into that area including an employee or another tenant.

Considering the large percentage of people without criminal records who have been detained, it is more likely that they don't have a record. Even the ones sent to CECOT were largely people without criminal records (over 70%, and that was including minor things like traffic tickets etc as part of those with "records").
