Silly! It's got a self-contained annex which generates a yield of 6k per calendar year, via airbnb listings. A great investment opportunity, which could be improved via the addition of a second structure and/or hammock.
Currently 3 flats it says but doesn't specify whether tenanted or not. From the street view it looks damn near abandoned tbh. I'm sure the neighbours will be pleased when it's finally sold and done up
Well you say that, there a 3 bed round the corner all nicely done up for 1.3 which needs no work, you say normal for London, this just feels like they’re trying their luck given how much it needs doing
You don’t get massive discounts for doing the work yourself anymore. If there’s a 30% discount here, that seems reasonable. People pay for the location.
You could fully modernise a house like that for a lot less than £300k though.
I never understood why people buy run down houses similar to this one not too far from me in Bradford for £120k which need £80k of work to make it a decent house but ones in good condition only sell for £180k. They seem to sell though, maybe people just like a blank slate and do them up how they like.
Its listed as an apartment but the floorplan shows both floors. It has a 116ft garden as well and fairly central if just south of the river. Doesnt surprise me really.
'A unique twist' - because Rackmanesque landlords have never before thought to turn a down at heel property into some form of HMO. The lack of interior pics speaks volumes...
No way they’re getting 1M. EA chancing their arm. Minimum £400K to do up 2 or 3 flats to a decent standard (OH is a London based construction project manager). If someone wants to turn this into a high spec single dwelling it’s likely a £500K job. If anyone pays more than 800 for this they’re mental.
If this is currently multiple homes then the next owner will need to wait 2 years to turn it back into a single dwelling and apply to the council for that to happen.
If its not listed as flats then building regs will be a problem. Fortunately a law just passed where the seller has to tell the buyer of all the problems. I would slap a huge indemnity on this.
I bet inside is fucked, also the windows look single glazed too so those will need replacing. £1m isn't the worst for this, if I had the money and wanted to live in a quite nice area I would pay a bit less and do it up.
“Key Features: Unmodernised”
My sides
It’s got a shed.

Split it, you can get two units out of that easy
Plot twist: the listing is for the shed.
Potential for barn conversion and al fresco lifestyle.

Unless it's made into a HMO housing like 7 people
And the rest.
Normal for London. It is a big plot with a large house in a desirable location.
If it is structurally sound then it will be silly money.
Well you say that, there a 3 bed round the corner all nicely done up for 1.3 which needs no work, you say normal for London, this just feels like they’re trying their luck given how much it needs doing
Ah yes the old “hope someone who doesn’t realise how much this will cost to fix turns up” trick…
it won't cost 300k.
Well it's not £300,000 worth of work, is it? You could tear it down and build it again for that.

It's 3 flats
No interior photos. Place needs gutting.
Wimbledon on its doorstep... Lawn tennis anyone
Just looking at those open windows, you know that place stinks inside.
Big house in expensive area is expensive. More as we get it…
Perfect for anyone who pays this much; there is a hospital for neuro-disability right behind the house
Some inside shots

Needs modernisation, but doesn’t seem too bad. No fire or water damage, or had the wiring ripped from the wall etc
This feels cheap for Wimbledon.
If it was in the village it would be double that.
So the “unique twist” is that it’s divided into three flats? I wonder if this mad idea will catch on.
The shed will rent out for £1500 a month, let a lone the house.

Least the council tax is cheap, turn the garden into camp site and make a killing during Wimbledon 😂
I dread to think!
Deceased estate I imagine
It's not dead, only sleeping?
Do they even have the right to sell it? It’s not got a single shot of the inside 😅
Look at that plot, you could put ten flats on that
In SW18? You’d own the plot for 10 years and still be stuck in planning
True, true
or move to a beautiful part of the country and have £650k change

No indoor photographs is always so comforting.

It’s a decent area with huge potential
London innit
Amazed it's that cheap for a 4 bedroomed house with garage
It’s a large semi-detached freehold house in SW18, it needs work but it’s not wildly overpriced.
