Might be a silly question but I’ve always wondered if things like microwave, toilets, etc gets replaced when someone moves out

When i moved into this new place a few years ago, the toilets looked brand new and even had a sticker on it that I needed to peel off myself on like the lids and stuff.

What are some things they almost always replace with new ones vs. the ones they never replace and just clean before the next tenant?

(Not talking about furnished units)

  • Nothing; it’s replaced as needed so you got lucky.

  • NYC here. Nothing gets replaced unless it's completely broken and unrepairable.

  • Previous tenant probably damaged the last toilet enough to warrant buying a new one.

    Nothing gets replaced by default. You are using someone else's old microwave.

    Yeah, sometimes if they get evicted, they’ll pour something like quickrete down it or clay kitty litter and other stuff. It’s awful and vindictive.

    What apartment comes with a microwave?

    Every apartment ive moved into came with a microwave and it wasnt a fully furnished unit either. Its literally just built in the kitchen right above the stove usually. I’ve never seen an apartment that didnt come with it tbh

    Are these newly built buildings? Because Ive only ever lived in older buildings and they come with a stove/oven and refrigerator but no microwave. I buy those.

    I wish I can afford newly built buildings! lol but no, I’ve only ever lived in super old buildings. It might just depend on the city / neighborhood you live in. For example, yes most places in my city come with a microwave but not parking lol

    It’s 50/50 where I live. Old or new did not matter.

    i moved into an apartment and it didn't come with a microwave so i purchased one. i then transferred apartments within the same complex and a microwave had been installed over the oven. i think it really depends.

    Most newer (last 30 years or so) American kitchens have a built-in microwave over the oven/cooktop that doubles as a vent.

    Depending on the state you live in, the laws regarding what appliances stay with property when it's rented or sold varies. In my state, if it's permanently installed, it's considered part of the property. Something that sits on a countertop and is plugged into a general outlet is not. But if it's on a special shelf with it's own outlet, that's a "permanent" appliance.

    the ones where they have it mounted above the stove. otherwise yeah you bring your own.

  • Landlord here. We replace only things that are broken, worn, or need updating much like we would in our own house. We only have solid surface flooring, no carpet. We repaint in between tenants but our tenants tend to stay for several years.

  • Honestly I've never heard of things like appliances getting replaced after each tenant. Obviously if there's damage, it's getting old, they're updating the unit etc it'll get replaced but in my experience in the united states stuff only gets cleaned, not replaced. 

  • Nothing, landlords only replace stuff 6-12 months after the complaint and only if they don’t work.

    Landlords paint between tenants. That's all.

    And I have never heard of an apartment coming with a microwave.

    some do. i transferred apartments within the same complex and my new one came with a microwave.

    Lots of apartments and houses come with microwaves, if they do, they're almost always built ins above the stove.

  • Maybe paint, but also maybe not.

  • Fridges, ovens, dishwashers, microwaves, washers/dryers. Those stay until they die. You’re just meeting them mid-life.

  • Never heard of appliances being replaced unless broken. I know they will replace carpet most often.

  • If an alliance was replaced it was probably due to the last tenant breaking it or it being very old while the landlord is inspecting the unit before re-renting out the space. My last place had an issue with the fridge shortly after I moved in. Turned out there was a dust clogged in an area that was causing it to run funny and when they pulled out the fridge to find the issue it looks like that fridge was sitting there for decades without being cleaned behind. But we did have a new stove. 

  • One apartment management I worked for replaced the toilet seats for each new tenant, but that was usually it. If the stove required intense cleaning, they usually chose to replace it, as the labor costs and time away from doing other tasks was too great.

  • Nothing, that's not how it works. Things are replaced when they break beyond fixing, or wear out. No one is spending thousands of dollars to replace appliances and toilets every time someone moves.

  • lol you think you're getting a new toilet every time? broseph, do you know how much it costs to hire a plumber

  • My washer has a Sears label on it, if that tells you anything

    Edit: small correction, I thought Sears went out of business in the early 2000s, but it did not. However, the label in my washing machine is clearly from the 90s.

    Some things used to be made to last but today people think more about lower cost instead of longevity and you get what you pay for.

  • Nothing that works gets replaced routinely.

    I replaced ancient toilets that required a full lake to flush once between tenants, but otherwise, all appliances remain.

  • My last place was so cheap that they tried to get a tenant to pay for a new AC unit and furnace by saying they broke them somehow by using them. 

  • not an appliance, butt the toilet seat should be replaced

  • Only broken appliances, But we upgraded refrigerators 2 years ago.
    When I have a unit turn we change out all the lights to led , Install new blinds , carpet if needed. Smoke detectors.
    Last unit the resident trashed after 30 years of living there.
    So we had to replace a ton of drywall and lower kitchen cabinets and countertops

  • I'm in California and live in one of those big cartel residences with expensive property management. They replace as needed too but they always replace the carpets and repaint. They're also replacing all the outdated kitchen cabinets now. 

  • Carpet may get replaced and fresh paint. Why on earth would you think appliances or toilet’s get replaced ?? 🤣🤣

  • None.   all my appliances were used.   but in good shape.   i use dish washer for storage.

  • My grandparents on both sides owned a rental property since I was a little kid.

    Do you usually only replace stuff when you have to. A lot of times it's things like carpet and drywall because people make messes. When it's not their property, they don't care.

    In your case, somebody may have decided to refurnish the place or it might be a new landlord that is just starting out.

  • Nothing gets replaced unless it is broken and it unrepairable. Even then it will depend on the assholery of the landlord.
