So here’s the deal, I’m trying to get into a new apartment and I know that I come with a lot of baggage, but I’m trying really hard to be completely transparent with landlords and do what I can to make it better. Because unfortunately, a lot of of the things (such as things on my credit report) that I would be denied for- is due to being in and out of abusive situations. (a partner, and then my parents. I’m no longer connected to any of them.) The primary thing I think landlords will have a problem with, is that I owe money to my last apartment (again, long story about due to trying to leave abuse). I have been so transparent with landlords to the point of telling them that a lot of my issues, are surrounding trying to leave DV. The good news, I’m only applying to places that I make 3 to 4 times above the rent- and I am on a payment plan with that last department to make monthly payments. Along with that I am only applying to places that will let me have a lease guarantor.

The two main landlords that I have hope for seemed to be open to working with me, but I obviously won’t know for sure until after my applications are processed. Do you think they will still be open to accepting my application with having a lease guarantor and a payment plan with my last apartment and such? I guess obviously you can’t talk for them, but what would you do?

  • I’m going to be honest. I don’t believe verbal stories. Do you have police reports to prove this abuse? I would totally accept you if you had the proof. Unfortunately there are so many people that tell stories that it’s so hard to know who is lying.

    That said, if you have a co-signer then I wouldn’t care about any of that as long as they have the means to pay and the credit to back you if you default.

    I think your odds are good with a co-signer unless they have a better applicant. I always prefer tenants that qualify on their own versus a co-signer. It’s just easier if things go sideways.

    Tbh that’s very understandable & I really appreciate the honesty. I don’t necessarily have a police report- but I do have proof. But luckily I feel like I’m all good to go as long as I just find a place that’s okay with a guarantor! I appreciate you thank you.

    It is really important to have things like a restraining order in place too. That helps the landlord to know that should the person committing DV show up there is legal way of having it addressed. If you have that you may want to show that to the LL also

    100% lots of people with sad stories. Had a woman look at a place once saying she just needed after fire in her apartment about .5 miles away. I confirmed there was no fire from the fire department and when asked about later on phone she hung up.

  • It doesn't matter what we think. It only matters what they do. It's going to come down more to personality and how well they feel convinced of what you say than your actual qualifications.

    The DV situation it’s kind of a two sided sword. Yeah it explains why your stuff’s messed up, but it also might make the landlord concerned that there might bring DV situations to the new place. I would suggest finding a smaller landlord that during your tour of the place where you can try to make a good impression, instead of some corporate place that has rules that their employees are not allowed to bend so easy.

    as a small landlord I would not be amenable to this story for the very reason you mentioned. To afraid that I get those calls in the middle of the night from neighbors complaining that there is a argument or worse occurring all the time at my property. Show you have a restraining order against them and at least I would be able to call on them and have them arrested even if you aren't

  • Landlords accepting guarantors are less common, so it's hard to predict what they will do.

    As a landlord that has accepted guarantors, I'd consider such an applicant, as long as credit score and pending balance were the ONLY issues and the guarantor was exceptionally well qualified.

    Notably, no guarantor will ever overcome an eviction or criminal history.

  • This is whv i dont rent to individuals lol third parties onlv. A duplex i have is leased to the health authority, rotating professional tenants, no bs. Place is empty half the time and never has anyone staying more than two weeks.
