Thinking about moving to Front Royal? I see a lot of people asking what it’s actually like living here, so here’s my take after being around for a while — the good, the frustrating, and the stuff no one tells you upfront.

The good: • You can still get a decent house and some land for what a condo costs closer to DC. • The scenery really does hit different — river, mountains, Skyline Drive right there. • People are friendly, and it’s slower-paced in a way that can be good for your sanity.

The trade-offs: • The commute to NOVA or DC is no joke. Plan on 75–90 minutes one way if you’re doing it daily. • There’s not a ton to do at night unless you count bonfires or brewery patios. • Flood zones near the river are real — worth checking before you fall in love with a house.

A few local tips: • Drive neighborhoods at different times (morning traffic and weekend vibe both matter). • Cell and internet coverage can be spotty in certain spots — ask before you sign anything. • Always double-check flood insurance early; it can change your monthly budget fast.

  • This is like your second post about floods. Are you okay, OP? It definitely floods here, but nowhere near as much as other areas.

    I love Front Royal. The other poster is right though, development and data centers are going to kill our vibe. We have something special here that we’re at risk of losing.

    I’ve lived in multiple states in the Southeast and Midwest. Front Royal has the most welcoming people I’ve experienced anywhere. I immediately felt like I was home.

    Oh, and Halloween around here is AWESOME. It’s like what I remember from movies in the 90’s. Everybody out trick-or-treating, walking up and down the neighborhoods, having the best time.

    They're a realtor warning potential homebuyers, I guess. There are a lot of nice newer houses in the flood plain. I still remember being three or four years old in the early 80s and seeing the river over the 619 bridge. There are houses there now that wouldn't be, if they had been built before that flood. Between that, and with what happened in Asheville, I'd be really leary of getting a house even near the flood plain.

    ETA: a couple of houses on stilts that were lost sometime in the 90s.

    There has been talks of building apartments under that bridge in the valley, if you look across from the elementary school there's a realtors for sale sign for the lots down there. 

    OP seems to be a realtor, so the flood plane thing may be something they've run into.

    Haha fair question — I promise I’m okay 😅. Flooding just comes up a lot when folks ask me about buying here, so I try to flag it early before anyone’s caught off guard. You’re totally right though — compared to some parts of the Valley, we get off easy most of the time.

    Couldn’t agree more about what makes this place special. The community feel, small-town events, and how people show up for each other — that’s what keeps Front Royal Front Royal. And yes, Halloween here is exactly like those old-school neighborhood scenes from the 90s.

  • I moved to Warren county in '04 as a young adult just making my way in the world, and was immediately enamoured.

    I love being able to wake up on the morning, hit the river with a kayak and do 10 miles, then see the sunset from skyline in the same day. I love that I was able to afford a house by myself on an educator's salary (usda loan ftw), and that I know the names of every single person who lives on my block. We take each other's trash cans to the curb, cook meals for each other, and watch the houses during vacations and travel. I love the opportunities to do good for the community with volunteering and many organizations and coalitions trying to do good.

    I think I'm privileged in that I haven't run into drug issues in my immediate circle, or many of the white underbelly sort of things that I know go on. If you're worried about that side and considering a move to the area, know that you can live your own life in and around the county and not really be directly affected by it.

    Drawbacks are the local politics (not merely "red" but people actively trying to bring their religion into the system), school quality, aggression towards the library, lack of things for teens and young adults to do, and balancing the commute to nova vs. the pay in and around town.

  • It's a very red area, very patriotic and also has some very poor areas. It's been having a growing drug problem that isn't going away. The locals are losing control of the town council and they are letting more and more development in. Beautiful views are already in the works of being knocked down for MFD's or apartments. So don't fall too In love with any views cause they are very much for sale. Date centers are lobbying HARD to demo plots for their centers and that means higher electric costs are coming and higher water bills pushed on us. It's a town people wave to each other even if they don't know each other(if they are locals). At the same time you get some of the rudest rednecks this side of the Mississippi that roll coal on pedestrians. The main thing to do in the area is go to church or go to rural kings or if you're really feeling spicy go people watch at the sheets in town.

  • Keep in mind that that building in the first picture is the courthouse, where they will have a full nativity around December.

    If you like separation of church and state, things might be a bit different here for you

    I’m in the mountains so front royal is big time for me 😅, but the nativity bugs me and it’s something that many people might be surprised to see.

    Maybe not, but it’s something worth knowing about before you commit to a new place

  • You missed leafer season and how the traffic is just as bad or worse than an accident on 66 during rush hour.

  • We moved here three months ago and love it! The scenery is unbeatable, the slower pace of life, availability of quality fresh food, and everyone has been incredibly friendly and welcoming.

  • Is Front Royal steeped in Confederate veneration? I know Winchester has a number of streets named for Confederate generals.

    That’s a good question. Front Royal definitely has Civil War history — the 1862 Battle of Front Royal happened here — but the town today doesn’t lean into Confederate imagery the way some nearby areas do. You’ll see a few historic markers, but most of the local energy now is around the river, Skyline Drive, and downtown revitalization, not the war.

  • I just moved to Linden and Front Royal is where we go for shopping and entertainment. We love it here! The people are friendly, gas and groceries are cheaper than where we lived in Pittsburgh, and it is quiet with lots of outdoor recreation. This is exactly what we were looking for.

    Edit to add the one negative I noticed. The library is absolutely beautiful but people are trying to shut it down.

    Linden’s a great pick — you get that quiet mountain feel while being close enough to everything in Front Royal. I agree about the mix of outdoor space and affordability; that’s a big part of what draws people here.

    As for the library, you’re right — it’s a gem. There’s been some tension locally around funding and operations, but most residents I talk to recognize how important it is to the community. Hopefully, cooler heads keep it moving in a positive direction.

  • There’s no good reason to move to Front Royal. It’s MAGA territory and literally has nothing going for it.

    Lived there for 10 years and it sucks.
