My income alone is just under the AMI for a family of 2 in my area and I have had that income in the same industry (and company) for just over a year, but my wife also just graduated from college and just got a job making around the same income as me. I know that NACA would likely not use her income to determine what we can afford/qualify for due to her not having 12 months of history in that industry, but would they use her income to determine whether we are priority vs non-priority? This is important because if so, we would not qualify as priority applicants but also not be able to have the advantage of being approved for a higher mortgage due to her lack of history

I would obviously ask your counselor to know for sure, but I would assume they are either using her income for everything or nothing.
I would wait the year to save and learn everything about purchasing . There is no reason to over pay for a home out the gate. What does this have to do with the topic? Where RE is going and your 1 year of deed dive into purchasing knowledge would save you $30-$50,000 in sales price.
