I personally think it is somewhat functional in that it acts as a signifier as to the purpose of the building. Also makes it stand out so potential customers are more likely to consider them. Sort of a giant billboard of sorts, assuming it's along a somewhat busy road.
Storage places real have fun with their buildings more than other businesses. One near me is shaped like a colosseum, and they are building an addition to match. I love it, it’s excellent. Let ‘em cook!

Dang, they are down a lot further than I assumed, indicating all four sides are like giant sails when the wind picks up.
Probably just like every other flat roof.

I mean likely yeah. Flat and low angle roofs do often have issues with leakage.
