Body oils and not the cosmetic type. Dogs coat sheen is from oil on the hair follicle. Of your not bathing yourself or your pets this problem will happen without regular deep cleaning. This isn't even something that takes a lot of time while this is probably years old the discoloration starts fast. Look at the inside of tennis shoes or sneakers that are worn for any length of time.
Also their is mold and mildew probably mixed in but they typically don't discolor that much uniformally (look at the walls of a truck stop bathroom. Those ain't even that discolored)
