Look we need to build more housing and however and wherever that's done is good, complaints about luxury housing ignore that everything increases supply which does have a known positive impact on prices at lower ends of the market. A good comparison I saw is that no of course you wouldn't expect a new model of a car coming out to be cheaper than the old model, but it will make the old model cheaper to buy used.
But yeah. Trying to come up with new ways of saying "this is a building. It's shaped like the lot it's on and we made it this height because of zoning laws" can get silly.
The one in the pic does have ground floor retail though so that's good for creating a nicer more interactive streetscape.
the issue with building these even in good faith is that for developers and landlords new = worth more, so a simply and moderately cheap to build mixed use block like this will go for $1000+ rent, simply on the concept that new must be better than older options
edit: but there’s not really any other options so 😭 i’ve just heard these buzzwords repeated so many times through fake smiles atp it’s driving me insane. the top paragraph was literally a post from the sub where i just swapped some words around its insane
